Maintenance Supervisor - Sterling Pointe

Roles and Responsibilities
Reporting directly to the Community Manager and working closely with a skilled team of Mack associates, the Maintenance Supervisor is charged with contributing to company strategy and goals by participating in activities that optimize maintenance resources and support maintenance, engineering, and related functions.
This individual facilitates efficiency, functionality, comfort, safety, and sustainability of Mack’s physical assets and infrastructures and eagerly offers cost-effective maintenance and engineering solutions for the organization to work more efficiently and effectively.
This position requires a working knowledge of building systems, equipment, maintenance processes, maintenance services, vendors, repairs, alterations, renovation, and construction, as well as proficiency in Microsoft Office.
Key responsibilities include project management, vendor management, operational analysis and improvement, financial management and analysis, and identifying and implementing sustainable initiatives.
The individual is also familiar with OSHA guidelines and safety inspections and complies with Mack’s operating and safety policies and procedures as well as Federal, State, and Local laws.

Candidate Specific duties and responsibilities include: Assists with diagnosing and performing minor or routine maintenance or repair involving the following daily: Electrical and plumbing A/C and heating systems Appliances Water irrigation systems Stairs, gates, fences, patios, railings Tile, carpet, flooring Roofing, gutters, fasteners Interior/exterior lighting Fireplaces, ceiling fans Gas fixtures and appliances Shutters, doors, cabinets, windows Door and P.

box locks, security systems, water intrusion, walls, amenity areas Anticipates, identifies, and assists with correcting all maintenance problems involving the property.
Performs effective emergency maintenance (after hours) as required.
Maintain Fire and Life safety systems and schedule required inspections.
Performs building and common area upkeep daily in accordance with Company’s standards.
Assists in keeping grounds neat and free of litter.
Assists with HVAC trouble calls and completes HVAC repairs and replacements, as instructed.
Assists with removal and transfer of appliances and equipment from storage area to apartment (or vice versa) as circumstances warrant.
Assists in moving abandoned furniture, appliances, ect.
, when necessary.
Assures all service requests are completed daily (within 24 hours).
Accurately documents work performed on service request; follows-up on completed service request to ensure satisfaction.
Promotes good public relations with residents, co-workers, and team members through great "people: attitude and resident trust.
Maintains a clean and well-organized maintenance shop/office.
Maintain inventory of supplies and tools.
Completes weekly/monthly preventive maintenance checklist in Leo 24/7 Complete daily property walks to anticipate, identify, and assist with correcting all maintenance problems identified.
Maintain waste facilities - clean, transfer out/in trash bins and clean trash chutes/rooms.
Performs painting of vacant apartments, common areas, and exterior areas of the community.
Janitorial duties – empty trash, wiping down surfaces, dusting and restocking restrooms.
Performing light checks weekly and replacing light bulbs throughout the community and exterior amenities of the community.
Scheduling and maintaining vendor for the turn process and service requests.
Effectively communicate to 3rd Party vendors to ensure services are aligned with building and company policy.
Uses company timekeeping software to document time and attendance, approving timecard for each pay cycle.
Completes annual/monthly training in the company LMS software.
Performs other duties as assigned.

Required/Preferred Education and Experience High School diploma preferred; technical school preferred.
Equivalent combination of education and experience will be considered.
A minimum of 3 years of property maintenance or related experience required.
Experience and knowledge of all aspects of maintenance repair and service of HVAC equipment, stoves, refrigerators, dishwashers, washers, and dryers, etc.

Experience and knowledge of electrical repairs such as breaker replacement, ceiling fan installation, building light installation, ect.

Pool maintenance certificate preferred.

Occasionally exposed to outdoor weather conditions.

Prolonged periods of standing and walking throughout the shift.

Frequently required to talk and hear Must be physically able to sit, climb, balance, bend, stoop, kneel, crouch, or crawl throughout the shift.
Must be able to lift up to 50 pounds occasionally.
Must be able to push/pull up 100 pounds occasionally.

Vision abilities required to include depth perception and ability to adjust focus throughout the shift.
Compensation, Benefits and Requirements Salary for this position is highly competitive and commensurate with experience.
The compensation structure includes a hourly base, overtime, paid bi-weekly and qualifies to also earn a performance bonus.
This is a full-time, HOURLY position, requiring 40 hours per work week.
Additional or non-business hours and varying amounts of travel may be warranted based on the needs of the business.
