Summary/Objective
The Preconstruction Project Manager/Estimator will assist in the procurement of complex projects for the organization’s commercial and government General Contracting opportunities.

Ability to handle multiple projects in the various stages of the construction process and using multiple types of delivery methods (CMAR, Design-Build, Hard Bid, RSMs, etc.
) at one time
Knowledge of mechanical, plumbing and electrical systems
Ability to learn estimating software and implement into estimating process
Ability to organize and maintain vendor quotes
Ability to write subcontracts and purchase orders
Duties and Responsibilities
Coordinate pre-construction activities as projects require
Participates actively in the proposal interviewing process
Prepare and maintain pre-con project schedules in Microsoft Project
Review, solicit and process vendor proposals and maintain working relationships
Be proactive in maintaining existing client relationships and creating new ones
Process Requests for Information (RFIs)
Work with owners and/or design team to create the project scope work
Create conceptual budgets based upon a general scope of work
Prepare bid solicitation on a per-project basis

Be proactive in anticipating potential project delays during the bidding process when procuring subcontractors and materials.
Complete site reviews before and during the bidding process
Create a budget based upon the entire scope of work including plans, specs, and addenda
Maintain company file system as required
Interpret plans and specifications as they relate to the scope of work on each project
Coordinate with the AHJ and any scope of work related to utilities and implement into the budget
Participate in the project “kick-off” and post-flight meetings
Periodic travel and overnight stay required
Coordinate project meetings and generate meeting minutes as needed
Create proposals or complete final bid form per the time constraints as required
Complete the buyout of a project including subcontractors and material procurement
Interface with Project Managers, Superintendents, and other project participants

Education and Experience
At least 3 years of related work experience including estimating and field experience, required
Bachelor’s degree preferred
LEED (or equivalent) accreditation, beneficial
Experience with Microsoft Project, Word, Excel, PDF, Outlook essential.
Bluebeam and onscreen take-offs experience preferred.
Estimating in Healthcare beneficial
Gordian and RS Means experience beneficial
Physical Requirements
Must be able to perform duties at a fixed workstation (at least 80% of day), using computer and phones
Must be able to lift at least 15 lbs.

Must be able to navigate terrain when at construction job sites (as described above)
Must be able to navigate the use of ladders when at construction job sites
